Location and Amenities

On Twain Avenue between Arville Street and Decatur Boulevard, we are conveniently located just minutes from the Las Vegas Strip. You’ll find that our neighborhood has everything you need to thrive. We are located with easy access to major highways, grocery stores, restaurants, medical facilities, houses of worship, banks, parks, and major casinos. Red Rock Canyon, Mount Charleston and Lake Mead are not far for outdoor activities.

We have many amenities for our residents, including:

Swimming pool, Indoor Spa, Sauna, Dog park, Fitness room, Clubhouse, Library and billiards room, Tennis courts, Horseshoe pits, Mini putting green, On-site staff.

The clubhouse hosts community activities and is available for residents use on a first come, first serve basis.

On-site RV storage is available for residents for an additional monthly fee.

Approval Criteria for Residency

In order to maintain the high quality of occupants that our community has experienced since 1974, approval for residency is based on many factors including, but not limited to: credit history, income, criminal history and past rental history.

A credit score of seven hundred (700) minimum and no bankruptcies within the last five (5) years is required for residency in our community. Applicant’s monthly income must higher than three (3) times the monthly rent plus all other recurring monthly financial obligations, such as car payments and insurance, credit card payments and utility bills. Proof of income will be requested prior to approval.

Upon receipt of the above listed items, El Dorado Estates will submit necessary information to our credit reporting agency.

Prospective residents must submit a completed and signed Application for Residency, Declaration of Residency, an IDL release and legible copy of at least one piece of government issued identification bearing a photograph of the applicant. Everyone 18 years of age and older must be approved and pass a criminal background check to live in the park. We would like to meet with you to explain the application process and provide the applicable documents. Please contact us to schedule an appointment.

The following homes are available for purchase via the listing agency as notated below. We do not allow any sub-rentals.

We appreciate your consideration of El Dorado Estates as your new home. Certain documents and procedures must be completed prior to your residency as follows:

  1. Each financially responsible adult over 18 years of age must complete an application for residency with proper identification. FICO SCORE OF 700 OR HIGHER IS REQUIRED. Once the application documents are completed, you will receive a link to our credit screening website, rentspree.com. A few questions must be answered and a credit report will then be reviewed by our office. The credit screening fee must be paid on that website.
  2. You must meet with and be accepted by Community Management.
  3. You must execute a Space Rental Agreement and other related documents for occupancy of the premises. The Space Rental Agreement must be signed by all person(s) financially responsible as well as Community Management PRIOR TO MOVING IN TO THE COMMUNITY.
  4. No sale may be finalized without management approval. Title transfer must be done in El Dorado Estates office or proof of transfer must be provided to El Dorado Estates management.

Current space rent is $860.00 per month. We also bill out water, sewer and trash (approximately $60.00/month) and it is in addition to the space rent.
